We are a platform, not an agency with a contact list. Every number below is re-checked daily; homes that stop appearing at source are removed, because we will not sell a room that no longer exists.

How it runs

One intake sheet in. One report out.

You send the intake

Names or headcount, arrival dates, budget band, campus or office, anything that must be true for each person. A spreadsheet is fine.

We shortlist and measure

Within 48 hours of shortlisting, a K-Warrior stands in each home: floor area measured wall to wall, hot water run for 90 seconds, all four ceiling corners photographed, the walk to the station timed on foot. 18 items, 12 photographs, a walkthrough video.

Your person decides, then pays once

They read the report and pay on our platform by card or PayPal — no Korean phone number, no Korean ID, no Korean bank account. Or you settle centrally and we invoice the institution.

We stay on the home

Arrival day, the first week, and one line in English for anything about the home for the whole stay. Your staff are not the escalation path — we are.

Weekly status, closing report

One list every week: who is placed, who is pending, what is blocked. At the end, a written report per person — what was measured, what went wrong, what it cost.

This is a real limit, not a scarcity tactic. Every home is visited by a person, so the ceiling is one calendar. If your intake is larger, send the dates and we will tell you honestly what we can take and what we cannot — before you plan around us.

One price, shown before anyone pays.

Our service fee is inside the price shown for each home — one number, nothing added at checkout. Refundable deposits and one-off charges set by the home are passed through at cost. We take no referral fee from any clinic, bank, or landlord, ever.

Locked out on the confirmed dateHotel covered up to ₩150,000 per night for 3 nights, full fee refunded, free re-placement.
Home differs from our reportMore than 10% smaller, a different unit, a listed appliance missing, or a private facility that is actually shared — full fee refund and a free re-placement.
Urgent and unsafeCannot get in, no heat in winter, no water, flooding: a human within 60 minutes, any hour. If we miss it, we cover that night's hotel and say so first.
What we do not do

Said plainly, so nobody is surprised.

Visa, medical or legal adviceWe interpret and we book. We do not advise. Emergencies: 119 first, then us.
Sign on anyone's behalfYour person signs, in English, having read the report.
Repairs ourselvesWe arrange the repair and put who pays in writing before work starts.
A 24-hour call centre09:00–21:00 KST daily, plus a 60-minute urgent line, 24/7, for the four situations above.
Daily companionshipAccompaniment to a bank, clinic or immigration office is a bookable session at a published price — not an included service.
