Korea splits at 90 days. Under 90 days most nationalities enter visa-free with a K-ETA. Over 90 days you need a visa issued before you arrive, and you register with immigration after landing — which is when you receive the residence card number that unlocks phone plans, banking and most apps.
Housing splits differently, and this is where most people get stuck. A standard residential lease runs one to two years. By law a lease shorter than two years is treated as two years unless the tenant asks otherwise. A semester, a workation, or a three-month trial does not fit that shape.
