How this is measured

What is in the number. Weekly rent × 4.33, plus our 12% service fee (capped at ₩300,000 a month), plus the building maintenance fee converted to a monthly figure. Refundable deposits are excluded — that money comes back, so counting it as cost is misleading.

Why maintenance matters. Korean listings quote maintenance monthly while foreign-facing sites often quote rent weekly. Multiplying the two together inflates a four-week total by up to ₩521,000. We convert the unit before adding.

What is excluded. Utilities on actual use, one-time cleaning and bedding, and any home with a listed floor area under 4m² (a single bed is 2m², so smaller figures are unmeasured rather than real).

Sample. 18,243 furnished homes across 17 regions and 26 Seoul districts, of which 10,784 carry a measured walk to the nearest metro station and 7,259 carry a published earliest move-in date. Re-measured monthly.
